01 — The Opportunity

Empire Off Campus Housing is a growing platform connecting college students with off-campus rentals across New York State. We've already proven the model at SUNY Oneonta — 25 landlords found from scratch, working the exact same playbook you'll have access to. If it worked alone in one town, imagine what a team of interns can do across the state.

We're not hiring sales reps. We're hiring territory owners. You get one school market, full autonomy on how you work it, and a straightforward commission every time a landlord activates a listing on the platform. We give you everything you need to sell — the pitch, the materials, the playbook. You execute.

This is a real business-building experience. The skills you build here — cold outreach, B2B sales, lead generation, market research — are exactly what employers want to see on a resume to differentiate you from other candidates. You'll have results you can point to. And you'll get paid while you build them.

No sales experience required. If you're a student who can send an email, make a phone call, and follow a system, you're qualified. We'll give you the rest.
02 — Timeline

JUNE & JULY. THAT'S IT.

This is a two-month sprint with a hard deadline. Landlords need to be signed and listings live by August 1st — the start of the student housing search season. You have June and July to build your market.

Interns who perform well don't just walk away with a check and a resume line — they get asked back. As the platform grows, top performers will have the opportunity to return, expand their territory, and keep earning.

Research your market. Map every landlord on Facebook, Perchn, Craigslist, and county records. Start outreach. Get your first landlords across the line.

Close & Convert

Follow up on warm leads. Push undecideds over the line. Maximize your property count per landlord. Every listing live before August 1st gets you paid.

Go Live. Get Paid. Get Asked Back.

Hard deadline for listings to go live. Commissions paid within 48 hours of each activation. Top performers get invited back for future rounds.

03 — How You Get Paid

COMMISSION STRUCTURE

There's one rule before you see any money: you need to sign a minimum of 5 landlords. Hit 5, and you get $500 all at once. After that, every additional landlord earns commission based on how many properties they list.

Why the threshold? The platform only works if students open it and see real listings. Five landlords is the minimum that makes a territory worth launching. Get there and you've built something real.

05 — Your Playbook

YOUR STEP-BY-STEP PROCESS

We'll give you a full sales kit — the pitch, objection responses, platform walkthrough, email templates — everything. Your job is lead generation and outreach. Here's exactly how to work it.

Pick Your Territory

Once accepted, you'll receive a list of 3 available territories with initial research on each. Take the first week to dig in — go through every student housing site you can find. By the end of the week, you choose the territory you want to own. Make it an informed decision.

Research Your Market

Build your contact list. Source from every student housing listing site, Facebook groups, Craigslist, anywhere people post rentals. Keep track of where each landlord came from. As you research, note the frustrations those platforms create — those pain points are your pitch.

Reach Out With the Right Message

You'll be given outreach scripts — but the goal of your first message isn't to sell them on anything. It's to get a response. Keep it casual. Get them on the phone. That's where the real conversation happens. Don't try to close anyone over a cold DM.

Be Persistent

Most people don't respond the first time — that's normal. Follow up. If you hit a question you can't answer, don't guess — reach out and ask for help. No question is too small. The goal is to get landlords live on the platform, and we figure it out together.

Walk Them Through Sign-Up

We'll give you a recorded walkthrough video and a one-page guide you can send. If they want a live walkthrough, set a 10-minute Zoom. The sign-up process is designed to be simple. Get them across the line.

Confirm, Report, Get Paid

Once a landlord's listing is live, screenshot it and send it via the reporting form we'll give you. We verify the account, and you get paid within 48 hours. No bureaucracy. No waiting.

06 — Rules & Expectations

HOW THIS WORKS

📍You own your territory exclusively. No other intern is assigned your market. What you build is yours to earn from. If you sign 30 landlords, you get paid for all 30.
💸You need 5 landlords before you get paid. Hit 5 active listings and you receive $500 all at once. Every landlord after #5 pays out within 48 hours of their listing going live, scaled by how many properties they list. No 5 landlords, no payout.
🚫Don't misrepresent the platform. We'll give you accurate scripts and materials. Stick to them. The pitch is solid enough on its own.
📋Report your pipeline weekly. Once onboarded, you'll submit a short weekly update: leads contacted, responded, converted. This keeps the program running smoothly and keeps you accountable.
⏱️This is flexible but not passive. There are no required hours. You run your territory on your own schedule. But if you go two weeks without outreach, don't expect results.
📚We provide everything you need to sell. Full platform walkthrough video, one-pager for landlords, email/DM scripts, objection handling guide, and a reporting form. You are not starting from scratch.
